What we need:
The Associate Director, Construction Project will be the overall lead for project execution in South Korea, responsible for the successful delivery of one or more data centre projects from pre-construction through commissioning and handover.
This role drives schedule adherence, cost control, and execution excellence, supported by the platform’s Design Delivery, Commercial, Procurement, and Testing & Commissioning (T&C) teams. The role ensures that each project is executed safely, efficiently, and in line with the business’s Required Ready-for-Service (RFS) timeline and financial targets.

Key Responsibilities:
Project Leadership
- Lead the full project lifecycle – from pre-construction planning, tendering, and mobilization through to commissioning and customer handover.
- Act as the single point of accountability for project execution, schedule, cost, quality, and safety.
- Coordinate inputs from platform teams (Design, Commercial, Procurement, T&C) and local stakeholders to ensure seamless project delivery.
Schedule Management & Optimization
- Develop and maintain the master project schedule, identifying key milestones, critical paths, and dependencies.
- Proactively drive schedule adherence, recovery, and optimization to meet or improve business RFS targets.
- Implement schedule governance with regular progress tracking, risk assessment, and mitigation planning.
Procurement & Contract Strategy
- Determine and recommend the most suitable procurement strategy for each project (e.g., lump sum, cost-plus, or hybrid), balancing risk, cost, and timeline.
- Collaborate with the Commercial and Procurement teams on bid evaluation, contract negotiation, and vendor selection.
- Ensure alignment between procurement timelines and construction phasing to prevent delays or material bottlenecks.
Construction Execution
- Oversee and manage contractors, consultants, and key vendors to ensure timely, safe, and high-quality execution.
- Resolve site-level issues, RFIs, and design conflicts in collaboration with the Design Delivery team.
- Ensure strict adherence to HSE, QA/QC, and Digital Edge construction governance standards.
Testing, Commissioning & Handover
- Support and coordinate with the T&C team to ensure successful testing, integrated systems verification, and documentation.
- Drive readiness for customer handover aligned with technical specifications, SLAs, and business RFS milestones.
Stakeholder & Team Management
- Lead the local construction management team, providing direction, clarity, and problem-solving support.
- Report regularly to the VP Construction on progress, risks, mitigations, and commercial implications.
- Build strong working relationships with internal platform leads, local authorities, contractors, and customers.
Actively champion and implement the organization’s policies on health & safety, environment, energy, quality, information security, and business continuity, ensuring adherence to incident reporting, legal, and regulatory requirements.
Candidate Profile:
- Bachelor’s Degree in Engineering, Construction Management, or a related discipline.
- 12+ years of experience delivering large-scale construction projects, preferably data centers or mission-critical facilities.
- Proven track record in managing multiple stakeholders and leading cross-functional delivery teams.
- Strong understanding of project controls, schedule optimization, procurement strategies, and construction governance.
- Experience with local construction regulations and international standards (NFPA, ASHRAE, IEC, ISO).
- PMP certification or equivalent project management credential is advantageous.
